The live-and-work idea

Not another rental building

Putting the two together produces something this stretch of the corridor does not currently offer — a place to live and a place to work at the same address.

The combination

A 132-unit building with 3,650 square feet of ground-floor retail, sharing a parcel with 58 office suites

On the ground

Residents walk to work; tenants walk to lunch.

The outcome

An integrated campus rather than a suburban office with a parking lot.

  • Apartments 132
  • Office suites 58
  • Ground-floor retail 3,650sq ft
  • Residents added on site About 200

The live-and-work idea

What roughly 200 residents do to the office

The residential building is not only a second building on the site. It changes how the office is used.

  1. A client base on the parcel

Roughly 200 residents on the parcel are a local client base for the businesses in the office building.

  2. Home and office at one address

The apartments and the 58 office suites share one parcel — home and office at one address.

  3. An activated ground floor

3,650 square feet of street-level retail turns a parking field into a place people walk to — the difference between a suburban office and a campus.

  4. The office as an amenity

Part of the office building is planned as co-working — small executive suites alongside shared desk space — offered to residents as a building amenity.

Measured in months, not dates

The programme

Measured in months from the start of the programme, not in dates. Indicative, as planned by the owner, and subject to approvals and to change.

  1. Months 0–12 Permitting, design completion and approvals
  2. Months 12–36 Construction — 24 months
  3. Months 36–46 Lease-up of the apartments — 10 months

The office building stays in place throughout. Construction has not started and approvals are not complete.

What the city reports

The corridor

  1. Federal Highway

The city’s Community Redevelopment Agency names Federal Highway (US-1) as one of three targeted corridors in its East district.

This does not place the site inside the East district.

  2. Downtown Pompano Beach

Applications for a new City Hall and a City Hall parking garage entered preliminary review in July 2026.

  3. On the same highway

Two further mixed-use residential applications on Federal Highway were listed for development review in January 2026. Both are at application stage; neither is built.

Projects by others, shown for context. Not affiliated with Vera. Descriptions as reported by the city.
